We can’t be the only New Yorkers who love to scour real estate listings in our spare time. Here’s our weekly take on NYC properties with big promise.

Two-Bedroom Co-op in Forest Hills

forest hills apartment

Asking: $348,000

What we love: Sweeping floor-plan with large rooms, high ceilings, windowed kitchen, closets and storage-a-plenty.

What we’d do: Renovate the kitchen and bathroom — $20k is a good starting point for a basic kitchen renovation in NYC and $15k is a reasonable plan for a basic bathroom renovation. (more…)

– Design nerd love: interesting Curbed piece on the history and rise of Scandinavian design (have you seen our all-time fave Brooklyn Scandi-inspired apartment renovation?).

If bros were interior designers

– An on-demand furniture sharing service…convenient way to change up the look of your apartment or unnecessary outlet for commitment issues?

Emily Henderson on how to divide an open floor plan on Food52 (see how Mario and Joe opened up space in their Clinton Hill co-op apartment with floating seating)!

–In case you missed it #ICYMI, Nikkia’s bright, sweetened Ditmas Park kitchen is up on Apartment Therapy! Read more about her renovation and product sources here.

When it came time to find more space, Hissan and Sophia—both attorneys—agreed on a handful of living requirements, but couldn’t quite see eye to eye on style. The new parents had decided on a three bedroom / two and a half bath condo in Downtown Brooklyn; it had high ceilings, good bones and great subway access, but now came the hard part—making it their own. After seeing another family’s Sweeten renovation in the New York Times, Hissan posted their renovation project, hoping to get design expertise for a facelift in a few high impact places. We matched them with Sweeten Experts Anishka and Niya, who were game to help the new homeowners navigate between traditional style (Sophia’s vote) and a modern industrial look (Hissan’s vote).

They wanted to enhance some of the condo’s most visible features (the long entry hallway, open kitchen, high ceilings, and wood floors). Functionality was already in place; the goal here was to incorporate creativity and style. (more…)

We can’t be the only New Yorkers who love to scour real estate listings in our spare time. Here’s our weekly take on NYC properties with big promise.

Sunny Two-Bedroom in Hamilton Heights

hamilton heights two bedroom for sale

Asking: $359,999

What we love: Charming corner unit with great space, additional half bath, pre-war molding and french doors, all in a landmarked building.

What we’d do: The kitchen has newer appliances and hardware but floor tiles, countertops, and backsplash look like they need an update, and the bathroom may need a complete gut renovation. $20k is a good starting point for a full kitchen renovation and $15k is a helpful guideline for a basic bathroom remodel. If your budget allows for it and you’re ready to gut the whole place, plan to start with $150-200 per square foot.

Sweeten Weekend Reading Roundup

ikea indoor gardening series
IKEA’s indoor gardening series: KRYDDA/VÄXER (via Contemporist)

– The 2nd Avenue subway line will be opening at the end of 2016…which means we’ll see more renovations on the Upper East Side and Yorkville??

– IKEA has a new indoor gardening series that lets you grow plants in water without soil. I know where I’ll be this weekend…

– This modular cubed-bookcase inspired by Pantone swatches is not in production yet…custom built-in project?

Bold black wall bathrooms that don’t close up the space (the glamorous black and white color scheme in Marissa’s sweetened Prospect Heights bathroom shows that black is back)!

– #ICYMI, see how Sweeten helped create Ketrina’s dream kitchen in Brooklyn on NBC’s Open House!
